We want to make sure our clients are comfortable with their new mortgage. This is why we ensure you understand each step of the mortgage process.

Here is a brief overview

1. The Application

We will go over an application with you so that we can better understand your current financial position and also understand what type of mortgage product would best suit your needs.

2. Application Review

One of our brokers will review the application and documentation as well as, go over any questions. At this point, we will able to discuss what mortgage products are available to you and how to proceed to the next step.

3. The Lender

Once we have finalized what product you need, we then send the application to the appropriate lender. We typically get a response back within a day or two. With an approval, we can move on to the next step. But even with a decline, we as the broker have the ease and ability to send your application to another one of our many lenders seamlessly.

4. Signing and Documentation

The lender sends us your approval! We then go over the mortgage commitment with you, acquire any remaining documents requested by the lender, and sign on the dotted line.

5. Lawyer and Funding

Now that we have met the lender’s requests and completed signing, the file will be sent to a lawyer of your choice. Your lawyer will go over the details of your mortgage with you and then request funds at the appropriate time, known as thenclosing or possession date.
